Q: When is the best time to search for an apartment?

A: Ca. 6 to 8 weeks before your planned move-in date is the best time. Please search our rental platform or contact us directly - we will analyze your search profile and find the perfect place for you.

Q: What is the usual deposit payment in Thailand?

A: The usual deposit is 2 months rent. Based on our reputation and trusted relationship with many owners, we are able to provide you with 1 month deposit, zero deposit and/or deposit escrow depending on the property

Q: What is the best process to find a property in Thailand?

A: Start your search ca. 6 to 8 weeks before your planned move-in date and decide which areas you would like to live in (for example close to which BTS or MRT station), which property you are looking for (size, bedrooms, specific requirements, realistic price range) and identify any condo or apartment buildings you are particularly interested in. Then select a preferred and professional realtor to provide you with matching options. Use the realtor to guide you through the search process, arrange viewings for the places you like and support you with signing the agreement with the landlord. After all is finalized, pay the deposit and you are ready to move-in to your new home!

Q: Do you focus on short-term leases?

A: Most of our leases are for long-term. However, we understand that it is difficult to find a short-term lease (1+ months), we provide that as an additional service to potential tenants and enable our landlords to reach a broader audience to maximise their occupancy.

Q: Do I as a tenant pay any fee for your services?

A: No. Our purely success based market-standard commission is paid by the landlord (usually 1 monthly rent).
